HB Capital has direct and indirect property investments. Our portfolio of direct investments is largely concentrated in the Netherlands and consists primarily of retail property and distribution centers.

A smaller part of the portfolio comprises offices and housing (apartments above stores). We are full owners of most of the properties in our portfolio (sharing ownership with other investors for the remainder).

Our indirect investment portfolio involves many different properties in the Netherlands and elsewhere in which we hold interests through partnership structures.

INVESTMENT CRITERIA

We invest with a long-term perspective and are focused on retail property, both in the Netherlands and elsewhere. Our key investment criteria:

  • High quality level;
  • Steady source of revenue from rents;
  • Dominating position in the local catchment area.

TYPES OF LOCATIONS

In the Netherlands, our investment strategy is largely focused on the following types of locations:

  • A1 locations in urban areas with a healthy retail structure catering to a strong regional catchment area and/or endowed with strong tourist appeal;
  • Modern retail parks featuring a strong mix of brands (offering destination as well as grocery and recreational shopping);
  • Neighbourhood shopping centres housing at least two supermarkets and playing a dominant role in the local area.
